UNIMPROVED LAND WITH GREAT PROSPECTIVE VALUE. Favoured bv instructions from MESSRS. BATE AND TROWER, we shall offer for sale by Public Auction at the TOWN HALL. PUTARURU. On THURSDAY, JANUARY 27, 1921. At 1 p.m., » Q/lflß ACRES of unimproved land. O’rU'r situate about one mile from the Putaruru railway station, on the Auckland-Rotorua line, there being also a railway siding adjoining the property. This block is subdivided into farms varying from 170 to 480 acres. The q.ualitv of the land is beyond question, good fern and heavy tutu is the best evidence of this fact, which we can place before those requiring a block of land, handy to all conveniences, nnd which will be sold at a price which must appeal to dairy farmers in such a manner that they cannot overlook the fact that their improved dairy farms are too valuable to winter the herd on. The contour of the land is Hat to undulating. Our advice to holders of a highly productive 'farm is to milk on same to the full capacity, and spell it for a term in the winter by purchasing, one of these sections and providing turnips, combined with a good run off on rough feed for the purpose. This policy is far from being the only purpose which would be served. Each of these subdivisions have the qualifications essential tn the making of high-class dairy farms. In emphasis of the latter statement we nged only mention that on an adjoining farm of 160 acres, which may be seen while inspecting this land, an average of 100 head of grown cattle have been carried for the last two years, and the high return of 3361 b. of butter-fat per cow from the dairy herd was obtained last season. The conveniences, which are rapidly being established at Putaruru, are all that could be desired. • The town possesses all the usual establishments of trade, a public school of high repute, town hall, splendid hotel accommodation, saleyards, sawmills, etc., and with the advent of the hydro-electric scheme, which is in close proximity, combined with the important railway junction with Te Awamutu, there i s a bright future ahead for this progressive centre. We urge the general public to inspect this land and to give the matter a lot of thought. Think of the position, the quality of the land, ns will be seen, is bettor than anything in the neighbourhood. Think of the conveniences which exist. To obtain land of this quality at th.e price, and with the huge prospects, one would have to go back where our forefathers battled it out against heavy odds, nnd with what conveniences they themselves provided. There is a lot of money in this land. Don't fail to see it. HOW TO INSPECT.—MR. ROBERT ALCORN, Commission Agent, whose offices adioin the railway yards at Putnruru. will be pleased to conduct intending purchasers over the sections. Mr. Alcorn is fully conversant with the prospects and productivity of this valuable locality, and first-hand information may be obtained from him.
