AUCTIONS. AUCTION SALE pF TOKOROA SECTIONS AT PUTARURU. THE LAST OF THE LOW-PRICED LAND ON EASY TERMS. 45 SECTIONS OF GOOD VIRGIN LAND IN AREAS OF 128 TO 397 ACRES. QAfIA ACRES of freehold land, divider VW ed into Small Sections as above, will be Sold by PUBLIC AUCTION in accordance with instructions received from M ESSRS. CLIFTON LTD., of Canterbury, at THE PUTARURU TOWN HALL, - On THURSDAY, JANUARY 20, AT 1 P.M. The land to be offered is situate near the railway at Tokoroa, and extends fromclose Io this Township on to Maraetai, a distance of about two miles, and is directly opposite a large block of land which was successfully farmed by the late Hugh Campbell, Esq., of Hawke's Bay. The quality of the soil is good. Some of the sections are totally unimproved, some have from 10 to 20 acres of grass on them; the general contour of the country is flat to undulating, some of the sections being practically flat, and the majority easily ploughable. When brought into grass this land will make ideal dairy farms, with every facility now on the spot—railway station, school, cheese factory, post and telegraph office, stores, town hall, etc. The cheese factory above mentioned has a great reputation, having gained the highest points award last season at the hands of the Government Grader, which in itself speaks volumes for the quality of the land. The pastures on the adjoining farms would be hard to equal. The ’best of English grasses and clovers abound in abundance. In addition to being ideal dairying land, this country is great for seed production, one farm in the district having produced £2O worth of white clover seed to the acre,-while for turnip crops the country is probably unsurpassed anywhere in the North Island. All English grasses do well in this soil, particularly cocksfoot and the clovers. This is probably the last of the lowpriced land where all facilities for dairying exist, and the man who is prepared to work and bring this country in must reap a big rise in the next year or two. The land is for tne most part ready for the plough, and is easily worked in all seasons of the year. A turnip crop on the first furrow gives quick results, and to a large extent helps to pay for grassing the land. This particular block is splendidly watered. . Every man looking for an opportunity in the farming world on safe lines should inspect this property without delay, and see what the neighbouring farmers are doing on the same land, and what satisfactory returns they are getting from their cows. Intending purchasers going to Putaruru should call on Mr. R. Alcorn, Commission Agent, who has inspected the property, and will bo pleased to give all information and arrange for inspection.
