AUCTIONS. LAND SALE BY AUCTION. To bo held at the HORSE BAZAAR, HAMILTON, j On FRIDAY, AUGUST 29, At 11 a.m. j SUBDIVISION OF THE WELLKNOWN HAMPTON DOWNS ESTATE, HAMPTON DOWNS ESTATE, HAMPTON DOWNS ESTATE. HAMPTON DOWNS ESTATE, Comprising About j QKAfll OF FREEHOLD 001/1/ LAND, Situated at- l WHANG A MARINO, about 45 miles south of Auckland.. There are 18 Farms, ranging from D 3 to 2SI ACRES. The nature of the land is about half undulating and half swamp. Tlio undulating land is really good, and requires to be seen to bo appreciated. This poition is now in fern and tea-tree, and tba whole could bo ploughed by tractor, beipg nearly all tlio easiest of undulating country. ( The lower hind is essentially a peat swamp. It is, however, a swamp which would come in very much faster than the general run of peat lands, and consists of hundreds of acres of swamp of fairly good quality, partly drained by tlio main drain running right through and now growing flax. These headlands are very valuable acquisitions to the various farms, and by further t draining would grow tho best of pastures. In order to ensure tho successful draining of tho swamp lands the Waikato Land Company will maintain the main drain right through at tho expense of the various occupiers. Tho undulating country also is good, strong land, and would be hard to beat as a cropping proposition. It is generally conceded by farmers that tho oat crops aro equal to those in Canterbury, which is a high recommendation. The improved farms in the neighbourhood speak volumes for this land as dairying country. Four of tho Sections are now growing an abundance of black wattle; these l sections aro'worth a high figure for tho timber alone, and tho price over tho wholo is ridiculously low. No man need be shut out of tho land on account of tlio high prices ruling elsewhere, don't fail to inspect this perty as tho prices will be fixed to sell. The locality is good, facilities aro here for nearly all requirements at present, the settlement of this estate will make the district equal to anything on tho line. Tho school) is centrally . situated about two miles from tho estate, . Whangamarino Railway Station about 2J miles. Dairy Farmers are prospering hereabout,' and their farms boar a prosperous appearance. Wo strongly uree an insnenti.oh.
