VALUES AFFECTED BY TRANSIT,
A good deal has been written about the high values of city property obtaining in Wellington. One property-owner, with interests in tho Hutt Valley, states that it is not at all. surprising that Wellington values have doubled during the past' five years, whilst suburban values have either stood still or gono back. "To a very great extent indeed the value of suburban property," saul our informant, "depends upon its ac cessibility and transport facilities. These, as everyone knows, have been wretched for a long time, and there does not appear to be much hope of improvement. That fact is depressing values in tho Hutt Valley in the case of residential property, whilst it is piling on the value to city prosertiest" _
