THE GRACE ESTATE

There was a large attendance at Messiu Harcourfc and ■ Co.'s auotion rooms yesterday afternoon, when the above estate was Submitted at auction. The 'sale was conducted by Mr. S. Harcourt, who, in his opening remarks, touched upon tho fact that this estate was-practioally tho only' area in the Thorndon end of ■ the city now available for subdivision into residential sites, and presented an excellent opportunity of acquiring a splendid section. The auctioneers commenced tho sale by offering Section 7, with a frontage of 42 feet to Portland Orescent. Bidding commenced at .£8 per foot, and quickly r039 to £14 10s., when the site was knocked down to Mrs. J. Rigarlsford. Tho .next soction offered was No. 8, . having a frontage to Hawkestone Street of 12 feot, whioh. was passed in ait J2ll IBs., the ujjisot prioo being .£l2 per foot. Section 9, with a frontage of 43 feet to Hawkestone Street,' was next submitted, but did not reach the reserve of 4SU per foot, and was, therefore, passed in at the bid of £13 15s. There was keen competition for Section 10, with a frontage of 41 v foet to Hawkestone Street, and it was finally 6old to Mis. F. Langaan for the sum of £59-1, being J!l4 10s. per foot. Sections 11, 12, 13, and 14, with frontages to Hawkestone Street of 40 feet each, were 3ie.it offered, but did not reach the reserve—tho reserve prices being: Sections 11 and 12, £U per foot, and Sections 13 and 14, ,£ls per foot. Therfe was brisk biding for the baci sections, Nos. 1, 2, 5, and 6, No. 1 being sold to Mr. L. Hardie for i£3SO, Section 2 to Mr. D. S. Patrick for .£430, Section 5 to Mr. T. M. Wilford,'os agent,' for .£460, and Section 6 to Mr. John Cameron at £100. Sections 3 and 4, together with the handsome residence of 16 rooms upon them, were passed'in -at ,£3lso,'the Teseryo being .£3250. Since the sale three out of tho six sections remaining nnsold have been placed under offer at the reserve prices.
