A PROBABLE 100 PER CENT. RETURN ON MONEY INVESTED. FREEHOLD LAND SECURITY. ■ In to-morrow's Dominion an announcement will appear on behalf of the Wniotapu Land Syndicate, Ltd., giving particulars of tho AVaiotapn Estates Development Company, Ltd., some 10,000 shares of which are to bo offerer! to the public. This block of land is situated in the pumice district north-east of Lake T'aupo, on the Waikato River. Indeed, tliis river forms for several miles'the boundary of the land owned by tho AVaiotapn Estates Development Company, Ltd., and the block it-self is well watered with large streams and tributaries which flow into the "Waikato. There has been a general awakening of. late, in regard to tho value .of pumice lands, and this particular block oj land is already on this account worth a. great deal more than tho price at which Ijie Company purchased it, and when subdivided should sell readily to small farmers for at least twice the cost of tho land and the improvements, which arc provided for in tho capital of tho Company. The estimate of 100 per cent, return on the money invested is a very conservative one, as will lx> seen from tlio figures given in to-morrow's announcement in this paper- on page 5. The Company have purchnsen tho/Waiotaou Block (13,150 acres) at 255. per acre fin tlio freehold, and this land, when subdivided into convenient l'arm lots, should sell for at least <£3 per acre,.on \vhi?li basis tho above estimato of 100 per cent, profit is founded. Tlio Special Commissioner, tho "Now Zealand Herald," writing in that journal on January ITtb, 1013, says: "Moderately improved ■ fanns on the pumice havo recently sold for £7 and <C 8 and .£lO per acre, and I firmly believe that even at this price it was about the cheapest in New /calami.
