LAND-SALE.

THE RIDDIFORD ESTATE. From the dairyman's point of view, what is one of .the most important land sales over held in the Dominion will take place at Palmerston North on Juno 4, when the late Mr. E. J. Riddiford's property at Longburn, sorao 1650 acres of ridi,- level land, will bo offered for sale by public auction by Messrs. Abraham and Williams, Limited. The property has been subdivided into 41 farms, which will each front, a metalled road. Situated as it is, closo to the Longburn railway station, nnd about four miles from Palmerston North, within easy access of school, creameries, and freezing works, etc., this property should attract the attention of those who are- in need of land which can be put to an immediate protit, with practically a certainty of an increase iu values in the near future. The property has hitherto been used as a fattening farm, and is stated to have carried. equal to ono bullock or five owes to the acre. This result was obtained under the management of tho lato Mr. E. .T. Riddiford. The natural good quality of the .land has been enhanced by draining and planting, and nearlv every section is watered by artesian wells. Tho country has never been over-stocTted, and will, it is claimed, now prove itself to be equal to any dairying lan din the Dominion, provided it gets into tho hands of men who will not grudge paying for good'eows, and will treat them well when secured. The auctioneers state that given country such as this -there is no reason why the return obtained by Mr. J. French, of Hawera, should not be equalled. From a farm of 45 acres, during the year 1912, Mr. French, grosed «E67G. whilst his cows brought him in J!22 10s. per head.

In tho farming districts of the Old Country, one can see even to-day tho milkmaid with her bucket going to milk tho cows. But Niew Zealand is far ahead of the Old Country ill that respect, for here the progressive farmer uses a milking machine driven by an "Anderson" Oil Engine. Tlila method is cheaper than laliour, because an "Anderson" needs but little attention, and is economical oil tho fuel. In a word, it is a reliable, consistent, nnd efficient help.
