That a further lease for a further term of II years, containing the same provisions as" the proposed now lease, shall be put up to auction at the upset- rental so fixed, subject to payment by. an incoming tenant of the valuation of ' buildings and improvements. The highest bidder at or above the up<et jeni a I will be the purchaser, but: in (he event of O-jre being no bidder at or above the npsst rental, the land will revert to the Council. If the old tenant becomes the purchaser, he shall pay a deposit equal to 2 years' rent. If any othti' person becomes the purchaser of ]jnt 1 or Lot 2 he shall pay in respect of Lot 1. as deposit, a sum equal to 8 calendar months' lent, and in respect of Lot 2 7 calendar mouths' rent, and he shall immediately after the sale pay to the Council on behalf of the outgoing tenant the value of the buildings and improvements as shown in the Schedule hereto. ' The scheme of leasing provides that sales of similar leases shall bs held every 11 years in perpetuity.
