NO LAND BOOM.

THE POSITION IN AUCKLAND. (By Telegraph—Special Correspondent.) Auckland, September 2. , Asked by a reporter whether there is a land boom in Auckland, a chorus of land agents and auctioneers has answered in the negative. 'Tho. following reply made by a land agent is typical most of them :— ;."There is no. boom. There is ' a steady demand for property, but the trams have given facilities for getting to and from business and the people now prefer to go out. into the fresh air rather than bo cramped in tho city-on small areas.; Thore are iio boom prices, and there is nothing approaching the figures, that were reached in Wellington twelve or eighteen months' ago. Possibly there ,is rather more sub-di-' vision' than is required, but at our present rate of progress tho supply and demand will be equalised in a year or two.;" The present demand is. just the result of the natural increase in business as the city is growing rapidly." "Two.other land agents spoke similarly. A fourth,. while denying the existence of a boom, criticised the methods of 'some syndicates, and said: "Personally J'thiuk.'that the terms in many instances - have ■ been too easy, and consequently in favour of. the'man .who .buys, merely - for speculative .purposes.'/.'l..think a third of the .'purchase money;'-in'.cash is; .a sound basis, and this "would discourage the man who is inclined to go In for what ■ho; cannot afford: ''As. far as'."Auckland 'is concerned we-have, nothing of the nature of tlio .boom., suck: as'i-tpok place in Wellington about a, couple.of years ago, when people; were■. raslungVsiriiply to : get land. •. The' people'.: who • are : buying in Auckland /want: to see'what. they, ire ■■■getting.";-;->-•;" : ~-■. - ; ,^-i'.,-.
