EA ST &' EAST, WELLINGTON. » AUCKLAND DISTRICT. PARTICULARS OF THAMES VALLEY FARM. 1001 ACRES--.CO 10s. PER ACRE. This property is situated sis: miles from thriving township and railway station, and consists of. 1901 ACRES Freehold, and is a pieco of as fino country as anyone could wish to clan oyes on. The situation is exceedingly good, lying as.it does at the foot of tho range; being in this position it gets a far greater rainfall than the rest of the district, and also has tho benefit of the perpetual "wash-oft" tho hille—thus ensuring that the soil is always baing renewed. There is a fine metalled road to the property. This property is known all over New Zealand for its famous fattening qualities. There jB a very small frontage to the main road, but the property widens out liko a fan, and there is a private metalled road extending from the main road to tho house, a distance of one mile, and this road leads right through the fattening paddocks—thus m.ikin:: it mv;. ... larly easy to lay off dairy farms—giving this road as an access. This road is fenced for the whole distance both sides of tho road with eight wire sheep-proof fencing. 700 Acres of this property was only felled and grassed last year, and is a perfect picture, there being a magnificent sole of grass. Wo understand that 501b. of seed to the acre was sown on this bush burn, and we nover have seen anylMng finer than tho result in all our experience. Under 200 Acres of bush still remain to be foiled on the property in various clumps—the first piece being about 70 Acree. This is all valuable, good bush. The general lie of the country is about 700 Acres of rich fattening flats' on the frontage, and then there is a low'rango of hills rising gradually off the flat to an average height of about 100 ft. There are three lagoons, several hundred yards in length, on these table lands. There is'only one corner of the property which could be described as hilly, and that consists of ..about. 120 Acres, all of which, however, is first-class sheep country. Tho formation on the flats is all-a rich gray deposit, and the whole of this country has been tile drained. On tho hills, the formation is a rich chocolate loam, with a eort of limestone and stone rubble running through it. The sheep have been on tho place for 20 years, and this fact speaks for itself. A good portion of this place has been dairied on by the lato owner, and on 1200 Acree ho was carrying 150 dairy cows, 200 head of storo cattle, and 2000 sheep. Wo think that thi» will eatisfy as to the carrying capacity, and there was ample feed all through tho winter. Tho Stock, which are now on the place, can be had at valuation. BUILDINGS. ' The Buildings on this property aro exceptionally good. There is a really fine modern 10-roomed house, haying every convenience—hot and cold water insido, w.c.'s, and every sanitary convenience that can be desired. There is also another G-roomed house suitable for working manager, or for anyone milking on sharos, and also another G-roomed house very much out of repair, but which would not take moro than .£IOO to put in order.' These two buildings would be very useful if shifted on to other portions of the farm in the event of it being cut up. There is a remarkably fine shed, concrete floor, and exceptionally fine loft, which was originally built as a milking-slied, and contains 44 bails. This shed has tho water laid on both sides, so that by turning a tap they could flush the whole shed with a powerful stream of water. This shed lias a lean-to stable for machinery, and the whole would make one of the finest woolsheds to bo seen anywhere, with very little alteration. Thero is also another large cowshed (2-t bails), and a woolshed with shearing machines installed, driven by turbine, thero being a fino aud permanent flow of water. The plantations round the house are excellent and very numerous. There are also largo stables, and innumerable poultry yards and houses. Thero are no noxious weeds on the place that wo aro awaro of—not having come across any in tho course of two or three visits there. The position of this place must always bo a great asset to it. Tho markets are at one's door—the coldfields on one side of Auckland, and tho stock sales held at Waihi aro admittedly the most important in the Waikalo; theso yards are only n few miles from the property. It costs 2d. per head to send fat sheep to Auckland, and only a few shillings per head for fat cattle.. We have no hesitation in saying that the man who buys this property has a big thing on, oither to farm or sell again at a very handsome profit indeed. PRICE, £V 10s. PER ACRE. TERMS GIVEN.
