This property is situated six miles from thriving township and railway station, and consists of 1901 ACRES Freehold, and is a pieco of as Cue country as anyone could wish to clap eyes on. Tho situation is exceedingly good, lying as it does at the foot of the range; being in this position it gets a far greater rainfall than the rest of tho district, and also has tho benefit of the perpetual "wash-off" tho huls thus ensuring that the soil is always being renewed. There is a fino metalled road to the property. This property is known all over New Zealand for lis famous fattening qualities. There ' s - a very, small frontage to the main road, but the property widens out like a fan, and there is a private metalled road extending from the main road, to tho house, a distance of one mile, and this road leads right through the fattening paddocks—thus mi'.knr.r if : imv! larly easy to lay off dairy farms—giving this road as an access. This road is fenced for the whole distance botli sides of tho road with eight wire sheep-proof fencing. 700 Acrcs of this property was only felled and grassed last year, and is a perfect picture, thero being a magnificent sole of grass. Wo understand that 501b. of seed to the aero was sown 011 this bush burn, and we never have seen anytUng finer than the result in all our experience. Under 200 Acres of bush still remain to be felled on the property in various clumps—the first piece being about 70 Acres. This is all valuable good bush. Tho general lie of the country is about 700 Acres of rich fattening flats 011 the frontage, and then there is a low rango of hills rising gradually off the flat to an average height of about 100 ft. There are three lagoons, several hundred yards in length, 011 these table lands. There is only one corner of tho property which could be described as hilly, and that consists of about 120 Acres, all of which, however, is first-class sheep country. The formation on the flats is all a rich gray deposit, and the wholo of this country has been tile drained. On tho hills, the formation is a rich chocolate loam, with a sort of limestone and stone rubble running through it. Tho sheep have been on tho place for 20 years, and this fact speaks for itself. A good portion'of this place has been dairied on by the late owner, and 011 1200 Acres 110 was carrying 150 dairy cows, 200 head of store cattle, and 2000 sheep. Wo think that this will satisfy as to tho carrying capacity, and there was ample feed all through the winter. Tho Stock, which are now 011 the place, can be had at valuation. BUILDINGS. Tho Buildings on this property are exceptionally good. Thero is a really fino modern 10-roonu'd house, having every convenience—hot and cold water inside, w.c.'s, and every sanitary convenience that can be desired. Thero is also another G-roomed house suitable for working manager, or for anyone milking 011 shares, and also another G-roomed house very' much out of repair, but whicli would not take more than ,£IOO to put in order. Tlicso two buildings .would be very useful if shifted 011 to other portions of tho farm in tho event of it being cut up. There is a remarkably fine shed, concrete floor, and exceptionally fine loft, which was originally built as a milking-shed, and contains U bails. This shed has the water laid on both sides, so that by turning a tap they could flush the whole shed with a power? ful stream of water. This shed has a lean-to stablo for machinery, and tho wholo would make one of the finest w°°l s ' ic (ls to bo seenanywhere, with very little alteration. There, is also another largo cowshed (21 bails), and a woolshed with shearing machines installed, driven by turbine, there being a fino and permanent, flow of water. The plantations round the house lire excellent and very numerous. There are also large 6tables, and innumerable poultry yards and houses. There are no noxious weeds\on tho place that wo are awaro of—not having- come across any in the course of two or thrfce visits there. The position of this place must always be a great asset to it. The markets are at one's door—tho goldfields on one side of Auckland, and the stock sales hold at Waihi are admittedly the. most important in the Waikato; these yards are. only a few miles from the property. It costs 2d."per head to send fat sheep to Auckland, and only a few shillings per head for fat cattle. We have 110 hesitation in saying that the man who buys this property has a big .thing on, either to farm or sell again at a very handsome profit indeed. ; PRICE, £9 10s. PER ACRE. TERMS GIVEN. » EAST AND EAST. WELLINGTON.

THE CHEAPEST FARM IN THE MARKET. ■£gQ ACRES, near UPPER HUTT, half ploughable, well watered by streams; 4-roomed House, outbuildings. Price, ,£IOOO. THIS IS AN IDEAL PLACE TO SPEND YOUR WEEK ENDS! A GOOD TROUT STREAM RUNS THROUGH THE PROPERTY. Phone 2173. 1 PANAMA STREET. WELLINGTON.
