LAND NOTICES. EAST & E A ST, WELLINGTON. AUCKLAND DISTRICT. PARTICULARS OF THAJIES VALLEY v FARM. . 1001 10s. PER ACRE. This property is situated six miles from thriving township and railway station, and consists of 1901 ACRES Freehold, and is a Picco of as fine country as anyone could wish to clan oyes on. The situation is exceedingly Rood, lying as it does at the foot of the range; DGing in this position it gets a far greater rainIk I"™." 10 rcat of the district, and also has the benefit of the perpttual "wash-off" the mlls-thus ensuring that tho soil is always being renewed. There is a fine metalled road to the property. This property is known all over New Zealand lor its famous fattening qualities. There i?Ai)' ory small fro ntage to the main road, out tho property widens out like a fan, and tnere is a private metalled road extending trom the main road to tho house, a distance ?/ o ' l e mile, and this road leads right through the fattening paddocks-tlms making it narticularly easy to lay off dairy farms-giving this road ns an access. . This road is fenced for tho whole distance both 6ides of the road with 01 ™> lnro s,l *P-Proof fencing. '00 Acres of this property was only felled ana grassed last year, and is a perfect picture, thero being a magnificent sole of grass. Wβ understand that 501b.\of seed to the acre ,wae sown on this .bush burn, and we never have seen anything finer than the result in all'out experience. Under 200 Acres of-bush still remain to. be felled on the property in various clumps—the first piece being aWiit 70 Acrea. This is all valuable good bush. llio general lie of' the country is about 700 Acres of rich fattening i flats/on the frontage, ■and then there is a low range of hills rising gradually off the flat to an averago height of about 100 ft. Thero are three lagoons, several hundred yards in length, on these table-lands. Inere is only one corner of the property which could be described as hilly, and; that consists of about 120 Acres, all of which, however, is first-class sheep country. The formation on tho flats is all a rich gray deposit, and the whole of this country has-been tile drained. On thev hills, tho formation is a rich chocolate loam, with, a sort of limestone and stone rubble running through it. The sheep have been on the place for 20 years, and this fact speaks for itself. A good portion of this place has been' dairied on by tho late owner, and on 1200 Acres he was carrying 150 dairy cows, 200 head of store cattle, and 2000 sheep. We think that this will satisfy as to tho carrying capacity, and thero was ample feed all through the winter. The Stock, which are now on the place, can be had at valuation. BUILDINGS. .. The Buildings on this property aro esxep. tionally good. There.is a really fine modern 10-roomed house, haying every convenience—hot and cold water inside, w.c.'s, and every eani. tary convenience that can be desired. There is also another G-roomed houso suitable for working manager, or for anyone milking on shares; and also another G-roomed house very much repair, but which would not take more than JEiOO to put in order. These two buildings would be very useful if shifted on 1 to other portions of the farm in the event of it being cut up.. There is. a remarkably fine shed, concrete floor, and exceptionally fine loft which was originally built as a milking-ehed, and contains 44 bails. This shed has the water laid on both sides, so that by turning a-tap they could flush the whole shed with a power, ful 6tream of water. This shed has a lean-to stable for machinery, and the whole would make one of. the finest woolsheds to bo seen anywhere, with very 'little alteration. Thero is also another large cowshed (24 bails), and a woolshed with shearing machines installed, driven by turbine, there being a fine and permanent flow of water. The plantations round the house are excellent and very numerous. There are also large stable's,.. and in. numerable poultry yards and houses: There are no noxious weeds on tho' place that we are aware of—not having- conic across any. in the course of twq or three visits there. The position of .this placo" must always be a great asset to it. ' The markets , aro at one's door—the goldfields on dne side of Auckland,,' and .the stock sales held at Waihi are ad> lnittedly the most important in the Waikato'; these yards "are only a few miles from tho property. It costs 2d. per head to send fat sheep' to Auckland, and only a few shillings per head for fat cattle'. Wo have no ■ hesitation in saying that the man ;vho buys this property has a big thing on, either to farm or sell again at a very handsome profit indeed. . '•• PRICE, £0 10s. PER ACRE. TERMS GIVEN.
