THE undersigned is prepared to receive, on behalf of the Lyttelton Harbour Board, TENDERS for a lease of the undermentioned parcel of land situated on the reclamation area at Naval Point, Lyttelton, for a term of 21 years, at a rental to be determined by Tender, but not less than at the rate of £2OO per aore per annum. LEASE OF THE FOLLOWING:— ALL THAT area situated at the Lyttelton Harbour Board’s Reclaimed Land, Lyttelton, known as the Naval Point Reclamation Area containing One Acre Three Roods Thirteen Perches more or less BOUNDED approximately as follows: —Commencing from a point bearing southerly 174 deg. 02min. 30sec true from the south-eastern corner of the Associated Motorists Petrol Co., Ltd. Installation and distant therefrom one chain, thence southerly by a straight line bearing 174 deg. 02min 30sec true, a distance of 250 feet thence westerly bearing 264 deg. 02min 30sec true a distance of 330 feet thence northerly bearing 354 deg. 02min 30sec true a distance of 245.6 feet (scaled) thence easterly along a curve of 5 chains radius a distance of 49.4 feet thence easterly bearing 84deg. 02min 30sec a distance of 270.8 feet (scaled) to the commencing point. PARTICULARS AND CONDITIONS OF LEASING as well as FORMS OF TENDER may be obtained from the undersigned, and a copy of the proposed Lease may be inspected at the Omcea of the Lyttelton Harbour Board. Cathedral square. Christchurch, The material provisions of the lease are as follows: 1. Lessee to pay rent half-yearly In advance. 2. Lessee to pay all rates and taxes except land tax. 3. Annual rental to be determined by tender-but not less than at the rate of £2OO-per acre per annum. 4. Lessee to have the Lyttelton Harbour Board’s approval to all plans of buildings or alterations of buildings. 5. Lessee to keep buildings and improvements insured against fire and eartfi- ~ quake. Lessee to observe all regulations made under the Explosives and Dangerous Goods Amendment Act, 1920, and Regulations thereunder. 7. Lessee to insure against accident. 8. Lessee to make his own arrangements with the Railway Department for private siding access if same is required. 9. Lessee to keep buildings and improvements in repair except against fair wear and tear. 10. Lessee not to remove any buildings whether affixed to the freehold or not without the consent of the Lyttelton Harbour Board. 11. Lessee may remove trade fixtures before the expiry of the period of the lease. 12. Lessee not to carry on any noxious trade. 13. Lessee not to assign or sub-let. 14. The lease will contain a provision in accordance with the first and second Schedules to The Public Bodies Leases Act, 1908, that on the exsiration of the term of the lease the lessee to have an option to accept a renewed lease for a period of twenty-one years in accordance with the first Schedule to the said Act, or to have a new lease for a term of twenty-one years offered for sale by auction in accordance with the Second Schedule to the said Act. and so on from time to time in perpetuity. Tenders endorsed “Tender for Lease" will be received by me at the Offices of the Lyttelton Harbour Board, Christchurch, UNTIL 12 NOON ON TUESDAY, the 30th DAY OF JULY, 1946. Every tender shall be accompanied by a Cash Deposit or bank cheque equal to the first half-year’s rental, which will be refunded if the tender is not accepted.
