BEST FOR YEARS

DEMAND Ft)R FARMS INQUIRY IN WAIKATO Animated demand is being experienced for Waikato farming properties. inquiries in many cases coming from far afield. Some agents have received so many applications for small and conveniently situated dairy farms that the greatest difficulty is being experienced in finding properties available for the mar ket. In fact agents have found themselves in the peculiar position of searching for sellers instead of buyers. The demand has eased during the last week or two, but is still comparatively keen. The demand for farms since Christmas has been pronounccd by agents as the best for some years. A difficulty in arranging sales is that owners have been asking for all cash equities, and demand in most instances a fairly substantial deposit. There is stated to be a considerable number of buyers with; small deposits available, but the same position does not exist in regard to large deposits. Small farms from 50 to 100 are mainly sought. A number of farms of this size have changed hands at prices ranging from £40 io £00 an acre, with prices a little above the latter figure for exceptionally good properties. Position in Bay of Plenty. The position is different in thos Bay of Plenty, according to a Whakatane agency when asked to comment on this. The agency concerned stated that a few inquiries had been made for suitable properties in the district. The range of prices asked was greater than that quoted regarding 50 to 100 acre farms in the Waikato and the scale ran from £25 to £65 per acre. Generally substantial deposits were required and it was stated that cash equities were desired in most' cases. While it had been found difficult to meet the demands of buyers in the Waikato, there had been few transfers in the Bay of Plenty area.
