On the fall of the hammer, a deposit in cash will be required from the Purchaser equivalent to two months' rent. This sum will be returned to the Lessee or Lessees on the bond being duly executed to the satisfaction of the Superintendent, but will be forfeited if he or they should fail, neglect, or refuse to execute the bond.
