My dear McLean, The particulars of our Run are as follows viz: 35000 acres freehold land with improvements house etc. 50,000 acres leasehold from Government 20000 sheep 200 to 300 cattle horses plant etc. can be taken or not horses plant etc. The price for the whole is £50,000 clear of all expences, and one third would be required cash and two thirds at 8 per cent for terms of years. The block outside (late Hentons) of 7000 acres is not included as it is not within the boundaries, but if desired it can be also taken. It is all freehold land and nearly all fenced but is easily disposed of being near Napier and good land, so I do not care whether it is taken or not. If it suited the purchaser better to pay £25,000 cash the price would be £45,000 clear of all expences. And if he would rather he might arrange the terms otherwise altogether as we are not particular how the thing is settled so that we can arrange according to our deed of partnership to dispose of the whole Run now that the term is approaching its end and so long as the amount is proportionate.
